Buena Vista, 25 minutes north of Salida Colorado is increasing steadily. The number of active listings in Buena Vista increased by 5.6% from the August.
The mediannumber of days active properties have been listed is 119, which makes Buena Vista a seller's market. Generally, the fulcrum is 180 days to sel. Buena Vista is well under.
We do have a difference, however, in the homes in town and those with >1 acre which are out of town. The average days on market for homes in town (<1 Acre), however is 192, still significantly better than it was but still considered a buyer's market. One of the reasons the average is so much higher than the median is that there are still a few homes that have been for sale for years. Until they sell or are off the market, they are skewing the days on market a bit.
Homes in the country (called homes with acreage in our MLS and have more than 1 acre) are selling better but take a bit longer than in town. The average days on market is 237, more than the 192 for in town homes.
Buena Vista has 67 in town homes for sale and 125 in the outskirts. Typical of our small river towns, most folks who come here want a home with acreage. I have not seen that trend change much over the years.
Pricing also varies when we compare in town and out of town, with out of town homes being more. The median price for homes with acreage is $375,500 and the Average is $503,879 (skewed by some trophy homes on large acreages).
The prices for homes in town is significantly lower. The Median price is $229,500, while the average price is $291,558 (again skewed by a few high end homes)
