Your Agent Can't Sell Your House if It Can't Be Shown

Dear Seller,

I am sending you this note because I have spent the last three days trying to get an appointment to show your home to an extremely viable buyer.   You have placed restrictions on showings that are extremely difficult to adhere to. 

First, you want to be there for all showings and you want your agent there as well.  You feel that you are the only person qualified to show your home in its best light.  So, we now have to accommodate your schedule, your agent’s schedule, my two buyer’s schedules as well as mine.  Trying to get five people together at any time is a challenge.

Second, you have limited the showing times to three weekdays and none on weekends.  Since many buyers work during the week and only have weekends free to see properties, (my buyers, for instance) we have tried to get you to make an exception for weekend showings and you have finally agreed but not until mid September.  When I initially saw that your home had been on the market for 469 days I was fearful that there were inspection issues that would keep it from selling near its asking price.  I now realize that it has probably just not had many showings. 

So, as much as I would have liked to bring you a buyer, we are now moving on.   I wish you luck and I wish your agent even more.

Marnie,  If I were the listing agent I would cancel the listing or require major changes on behalf of the sellers.  That home is not for sale. It's merely listed on the MLS.

I totally agree with Kathleen above.  Every home on the market should have reasonable showing times, unless there is a baby napping.  Some people just don't like the inconvenience, to which I say tough cookies.

The more generous the amount of showing time the quicker a buyer can be found.  Requiring the listing agent to be present turns off many buyers who do not want to see a property while the listing agent is present. One responsible agent is enough.

Marnie - Some people just have to to learn for themselves that the rest of the world is as responsible (possibly more) as they are.  Every time that the sellers stand in the way of a showing, they are repurchasing the home... you can't change the mind set, so good for you that you moved on to other homes for your buyers.

Kathleen - What is even more interesting is that I am showing homes in an area further south than I usually work in and it has a different Board than mine.  I am finding a completely different work ethic and procedure process that ours.  I don't know if the agents are just not all that interested in selling the listings or if it is something in the drinking water, but after posting this minor rant directed at the seller, I am beginning to wonder if the agents in this particular area just are not educating their sellers.  It took almost four hours to schedule three showings down there last week.

Sharon, I think the argument for not having the listing agent present far outweighs the one for them needing to be there.  You are right that many buyers want the freedom to wander and make remarks without worrying about someone hearing them.  If I have to take a lister accompany home, I always remain in the car unless expressly invited in.
