New ConstructionMason Ohio New Construction Homes:  Alverta Community By M/I Homes

If you've driven down Western Row Road off of I-71 recently you've probably noticed the earthmovers.  M/I Homes is prepping for their next development, Alverta!  Current plans are for 129 homes to take over a portion of the former golf course just west of the Oakwood Lakes condo complex and is slated to open in early 2014.  Alverta residents will be in Mason City School district.

Prices will start in the mid-$300's and go into the $400's, with two primary homesite styles:  neo traditional and "regular" single family homes.

Your first question might be, what is neo traditional?  First, don't expect large lots, frontage will be 50'.  A good example of neo traditional homes would be a section of homes in Lebanon's Countryside development on Village Park.  Expect lots of curb appeal, more narrow designs and minimal lawn care.  Plans are for about 35 of this style two story home, with square footage in the 2600-3000 range.

The regular single family homes will feature 70' wide lots and a choice of ranch or two story homes in the 2,200 to 3,800 square feet range.  Expect these homes to be priced in the $400's.

Plans call for a couple of lakes and a park, but for a pool and other recreation services you'll need to head around the corner to the Mason Community Center.

It's a bit early to actually order your Alverta home, and we recommend having an agent to work with you through the new construction process.  M/I Homes has built the cost of our services into their overhead, so there's no extra cost to you to have your own dedicated representation.

If you'd like to stay updated on Alverta development, please contact us for the latest.  And if you need to sell your existing home prior to buying Alverta new construction, we'd be happy to talk with you about the best path to achieve your home goals.

Good morning Bill and Liz.  Great to hear dirt is being moved in the Mason Ohio area.  The dirt diggers are out in full force on the Westside of Albuquerque as well.  Progress means growth means a positive economy.  Bring on the dirt and dust :)  Happy Labor Day!

John, And in Mason's case this new development will be one of the more affordable.  Much of the remaining vacant land is being used for luxury developments several hundred thousand more expensive.  And the commuters will love the EASY close by access to I-71 southbound.

Very exciting.  Love new construction but never want to be the first one there.  Can you say flying dirt and noise for 5 years?

BLiz: It is good to see affordable new construction being built in Mason OH.  It won't be long before this community is thriving with new owners.

Chris, And not just for the Alverta home buyers, but for the existing community.  Oakwood Lakes is DOWNWIND, so I expect they'll be catching dust for a few years.

Anita, At only 129 homes at the price point, I suspect they'll be able to finish the community quickly.

BLiz, Not only have builders built the cost of Realtor services into their overhead, buyers don't pay for those services and they need their own representation!  I cannot stress this enough.

It is nice to see new homes being built. Here in NH there are many homes on individual lots being built and sold quickly. There are not however any big home complexes as builders seemed to have waited a little long and the approval process is long. have a good day

Kathleen, We keep stressing it, but too often we get those phone calls and you know they're just going straight to the builder thinking they'll save money.  The builder thanks them for allowing them to make MORE instead.

Scott, It's not a quick process here either, but the major builders keep finding places for them now that the market has turned in our area.

It's an absolute must to have your own representation for new construction.  Sounds like a nice development and frankly less lawn care is looking more and more attractive to me these days.

Tammy, My grass could used mowed, but it's so muggy I have zero incentive to go out there right now.

How the heck do the builders get away with only 50' lots?  Doesn't zoning prevent that?

Conrad, Basically the zoning plans call for narrow frontage and minimal spacing between lots.  It's typically very close house to house, lean out your window with a broomstick and you can almost duel with your neighbor!  But the homes themselves are usually constructed with great curb appeal and features, and the small lots appeal to people that have minimal time for lawn care.
