263 single-family homes sold in August 

• in Cohasset, Duxbury, Kingston, Hingham, Marshfield, Norwell, Pembroke, Plymouth and Scituate

The AVERAGE

• SALES price was $542,000
• LISTING price was $560,000
• ORIGINAL list price was $576,000
• ASSESSMENT was $494,000
• AGE is 50 years (built in 1963)

Average = total prices / number of homes

The MEDIAN

• SALES price was $535,000
• LISTING price was $550,000
• ORIGINAL list price was $550,000
• ASSESSMENT was $534,000

Median = the home halfway down the list

The average

• number of days on market was 80
• price paid per square foot was $237
• homes sold for about 95% of its original asking price

There are 1091 single-family homes on the market on the South Shore today

• That's 4 months of inventory

196 new properties came on the market in August

• leaving inventory lower than the previous month

Mortgage interest rates are trading within 1/4% of 4 1/2%

• At 4.5%, the monthly payment per $100,000 of principal loan amount is $506

On the South Shore, well-priced homes are selling quickly, though the number of multiple offer situations has decreased of late. Buyers should be prepared to make an offer promptly, with a pre-approval in hand.
