What this report tells you:  Homes for sale in Arvada for less than $200,000 are slim pickings, and likely to be short sales or foreclosures.

12 Arvada homes sold last month went for asking price or above in this price range (55%).

How to buy a house:  If Arvada is your area of choice and you're not willing or able to do a good deal of repair and/or remodeling, you may  need to consider a higher price range.

2. I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)
