What You Need to Know About Buying A New Home in A New Subdivision

New Homes In GwinnettYou may have noticed or heard on the news that new home sales are picking up again.  I am sure you've also driving by and seen new construction up and running again.

If you are anything like most people when you walk into a new subdivision and you take a look at that new home you want start thinking about what it would take to buy it.

STOP, before you walk into that new subdivision without and an agent and without a plan.  Try not to fall in love with anything you see there and call an Exclusive Buyers Agent to represent you!

When you walk into the subdivision the agent on duty will ask you to register and when you register he or she has your information to begin contacting you regarding your plans to buy a home.

When you walk into the new subdivision you have a Exclusive Buyers Agent ready to represent you.

The on-site agent at the New Subdivision selling that new home represents the builder he or she does not and will not represent you.  

You will not receive a discount by not being represented.

The agent on-site will not tell you need to have your new home at the new subdivision inspected.

The agent on-site will not negotiate on your behalf.

Great post Ava!  They will also sell you the lots that are hard to get rid of.  I can (most of the time) tell when a Seller was represented by a Buyers Agent and/or by the on site Sales Person.  The lot, the floorplan etc.

Good point Rose! Lot location and floor plans are also very important, that actual reminded me of another blog in need to write about custom homes.
