Well, now it is paying off. 3 years ago it was only a dream. Then it became a glorified idea and now it's reality. I have completed over 150 shows. The commitment is to be in the studio every Saturday morning with a guest and a topic. Something that will grab a small portion of my listening world for just a few minutes to an hour. Answering questions means that we (my guest and I) need to be authorities of our topic and encourage discussion.
I am very successful because my 8 regular and 4 temporary sponsors look forward to their week on the air with me and are willing to pay the tab in exchange for their own 30 second ads playing throughout the week prior to the show.
How successful has it been? Two weeks ago I closed on the third sold listing I have received as direct result of my radio exposure. Having the only radio talk show dedicated to the enhancement of the real estate community gives me a huge advantage over most of my peers. I don't look at it as competition. As a matter of fact many of my so called competitors listen to my show and many have appeared on my show with me from time to time.
Is it hard to think of a topic? Not really. I usually work around real life situations that my guest or I have recently experienced. Think of it as setting around at dinner or in a meeting and brainstorm ideas and share experiences and then let the listeners do the rest by calling in with their questions.
