You get what you pay for. The difference when getting home Inspections.

When getting a home inspection you want to get the best home inspection possible for your client.

This is the thinking of Desert Sun Home inspections in Carlsbad, New Mexico.

As many of you know I have been haveing a lot of difficulty getting onto the Carlsbad Realtors inspector lists.

They seem to never call for a home inspection. On a recent visit to the local "BIG CHAIN OFFICE" the broker told me this.

"Since you dropped your inspection fee's for the Carlsbad areas, %$#@#$ also dropped their fee's. They offer a pest inspection and if you get a pest inspection then they will take $50.00 off the inspection fee".

What are they thinking? They being the Cake inspector!

I told the realtor this, "You get what you pay for".

"I inspect the entire home. Not just the home and leave the roof, chimney, electrical, plumbing and the mechanical for another inspector to come in and inspect after the fact".

"This ends up costing the buyers more in the long run, so why would you even approve such a way of getting the homes insected"?

This is what he told me "It's really hard for me to get the agents to change inspectors, once they are set in their ways there is not much I can do about it".

I asked him if he was the boss and the broker, he nodded yes and I said then you need to step up and look out for your client's.

"It's all about the best results for your buyers. Not the way things have been and the fear of change.

Believe me, it would be a very easy change, and well worth the effort.

Look at all the inspection fee's you would be saving".

What would you do as a broker if your agents said they didn't want to use a more qualified inspection company?

I usually have the buyers at the inspection. That's the norm for me. But here in Carlsbad, the so called inspection takes place without the knowledge of the buyer at all. I have heard of this first hand.

I believe it's the same way here. But My friend still has no report. I talked to him last month and he said they were "Looking for it" What?

They simply took the inspection fee out of his earnest money and did'nt even ask.

In my area there are some inspectors who are licensed or certified by different groups. When I work with buyers who work in engineering, they always want a a certified inspector. I have a list of awesome inspectors I recommend - they are not the cheapest - they are teh best I've met. When buyers have their own inspector I hope that I have a new great inspector to add to my list. 

Maybe you should stop focusing on the Big Box Realtors and look for an exclusive buyers agency where the agents are always focused on what is best for buyers and not worried about how their seller clients will react.

There are cheaper inspectors in our area but I've had the opportunity to compare their reports to the "good" inspectors and you're absolutely right...you get what you pay for.

We have several inspectors in the area, Clint. Some belong to the Realtor association and show up at the affiliate mixers so we get to know them socially. I still use the one that does the best job.

Clint, you do get what you pay for.  Same thing happens in the real estate market, there are agents who will cut their commission to get the listing and then they provide little service.

Our broker has no control over who we use as Inspectors.  Each agent in our company has favorites and I always offer three who have been really responsive and good at catching as much as possible on the Home Inspection.  But, the proof is in the pricing -  cheapest always leaves issues behind and I do not recommend on price but on performance.

It seems the Realtors here in the Carlsbad markets are all acting the same way. Makes on wonder what they are up to.

I can't get onto their lists as a Home inspector and still am wondering why.

I target the buyers with my posts but, they are listening to the Realtors that tell them they have a great inspector that usually finds nothing. Really.

I am a certified inspector. When the Cake inspector called me telling me not to inspect roofs any more because it makes him look bad. I asked him all kinds of questions about his qualifications to be a home inspector.

He had nothing.

Wait till the lawsuit comes and the Realtors will wake up them. Maybe.

I have tried and tried to get on the association of Realtors here in Carlsbad for years. But the president of the association is a friend of the Cake inspector and will not give me any information on how and where I can join the associations. if I had this info, I would have joined years ago and attend all the functions I could attend to meet and greet Realtors and the Brokers.

It also unfortunate that there are some inspectors that actually charge a good price but perform like the cheap ones.

I can not make it onto many lists either and I quit trying. There are other ways to skin the cat ; )
