Falconhead West is just about complete, finally! The only things left to build are the houses where the construction trailers were located. Falconhead West is a neighborhood in Bee Cave TX, just West of Austin, in the Texas Hill Country, and made up of just under 300 houses.
Falconhead West's main entrance is at Highway 71, however many home owners enter through the Falconhead community off 620 and drive past the Falconhead Golf Course.
In the past, sales were always hard to analyze because of all the new construction homes competing with the regular resale homes. Not anymore!!
Since January 1, 2013 - September 3, 2013, there have been 30 preowned sales in Falconhead West. The sales average a 3776 sqft home, built in 2010, with 4 bedrooms, 3 1/2 baths, 3 living areas, and a 3 car garage for $525,449. This average home took 49 days to sell. There are some houses over 4500 sqft selling over $700k and houses that are under 2500 sqft selling under $375k.
What this basic information doesn't tell you is what this chart will show you. At the beginning of the year, activity was still basic activity as the builders were clearing out their inventory. Then, once the Summer hit in May (YES, May is considered Summer in Texas), houses started flying off the shelves so quickly.

Of these 30 houses, 14 of them sold in under 10 days!! That's nearly half! Also, this chart shows you those Summer months where the Sales Price to Asking Price ratios went up. It's a Supply and Demand thing... and then August sales were almost the "leftover" homes that were on the market a while.
Currently, there are only 2 properties Active in Falconhead West. Interestingly, both of these houses have been on the market 179 and 190 days overpriced. One property is in a divorce situation so they started their price extremely high, and now that they've taken their heads out of the cloud, their house sits stale. The other house also started overpriced for it's location. Yes, it's at the bottom of a culdesac and has views of the Hill Country, but it also has views of less desirable things, in addition to some houses that will now be built behind them fairly soon.
All that to say, Falconhead West is out of inventory and we need more listings! If you're one of my neighbors in the neighborhood, please contact me about getting your house on the market, though I don't know why you would want to move with the lowest taxes in the area!!
