San Ramon homes average sales price for August is up 15% from August 2012.  During the month of August the activity was:

• 68 New Listings - $472,000 to $1,875,000
• 65 Pended - received a contract - $599,999 to $1,950,000
• 79 Closed sales - $595,000 to $1,965,000--102% on average over list price

Based on the number of homes listed San Ramon inventory is less than one month

Interestingly San Ramon for 2012 and 2013 there were the same number of homes listed in August, while the number units sold this year is up 18%. As has been evidenced for all of 2013 average home sales prices in San Ramon are up double digits and days to sale are well under the previous average of 30 days,
