They Got What? Rockland County Rivertowns Market Update-September 2013

The Nyack Villager is back from a much-needed summer hiatus. As such, this month’s article will simply highlight sales that occurred May-July and an overview of current market conditions. They Got What?! will resume its regular format in October. I hope you all had a great summer! With that, here are all the homes sold in the Rockland County Rivertowns during May, June and July.

Here’s an overview of the Rockland County Rivertown real estate market for January-July 2013 as it compares to the same period last year.

July 2013 YTD vs. July 2012 YTD - Single Family Homes

New inventory (the number of homes going on the market) increased 8.8% (160 YTD 2013 vs. 147 YTD 2012). The number of sales increased 1.8% (57 YTD 2013 vs. 56 YTD 2012).  The average sales price of homes that have sold decreased approximately 7.3% to $627,574. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of the river villages) was $416,067, down 0.1% over the same period last year.

 

July 2013 YTD vs. July 2012 YTD - Condos

New inventory (the number of condos going on the market) increased 29.6% (70 YTD 2013 vs. 54 YTD 2012). The number of sales increased 4.0% (26 YTD 2013 vs. 25 YTD 2012). The average sales price of condos that have sold increased 1.4% to $374,515. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the river villages) was $231,646, up 3.6% over the same period last year.
