Less than 15 hours after listing this sweet, partially updated Arlington home, we had 4 showings and 1 offer in hand. By the end of the day, there had been eight showings and we had four offers in hand. Another person bowed out when she heard it was a multi-offer situation.
Even today, I have agents calling to offer back up contracts.
What made this home so desirable?
Partial updates--as one agent put it, all my buyer had to do was see the kitchen. She was sold. Both bathrooms had been updated as well. While part of the house needed carpet in a bad way, the other half had very nice laminate and tile. We did a small amount of staging, just to add a fresh young vibe to the house.
Clean! The sellers had always maintained their home well. After they moved out, they cleaned, cleaned, cleaned. The house had a lived in look, but not an unloved look. There's a difference.
Great neighborhood (trees!) in a good school district. Close to shopping and schools. Centrally located in the DFW region.

Priced right. The house does need paint and carpet/flooring...we priced with that in mind.
The eventual contract was for over list, strong financing, and a quick close. My sellers are thrilled.
