Homes sold in Cohasset August 2013It's been a busy summer for home sales in Cohasset, Massachusetts. 

22 single-family homes sold in August 

  • up from 15 in July

The AVERAGE

  • SALES price was $859,000
                             down from $1,008,000 in July

  • LISTING price was $891,000
                             down from $1,038,000

  • ORIGINAL price was $928,000
                             down from $1,054,000

  • ASSESSMENT was $825,000
                             up from $788,000

  • AGE is 63 years (built in 1946)

Average = total prices / number of homes. July's averages were skewed upwards by several high-priced sales

Homes sold in Cohasset August 2013
The MEDIAN

  • SALES price was $740,000, down from $991,000
  • LISTING price was $749,000, down from $999,000
  • ORIGINAL price was $799,000, down from $1,100,000
  • ASSESSMENT was $800,000, up from $764,000

Median = the home halfway down the list


The average

  • number of days on market was 106, up from an incredibly low 46 in July, but also skewed higher by two sales of properties that spent more than a year on the market
  • price paid per square foot was $304, down from $365 in July, and back in line with the more traditional number of $301 in June
  • homes sold for about 92% of their original asking price and 98% of their last listing price

There are 91 single-family homes on the market in Cohasset today

  • That's 4 months of inventory, and relatively low

12 new properties came on the market in August

  • leaving inventory lower than the previous month

Mortgage interest rates are trading around 4 1/2%

  • At 4.5%, the monthly payment per $100,000 of principal loan amount is $506

 

In Cohasset, well-priced homes are selling quickly, though the number of multiple offer situations has decreased of late. Buyers should be prepared to make an offer promptly, with a pre-approval in hand.

Yes, I agree, Debbie.  The sales price numbers in Cohasset jump around a bit from month to month because there aren't that many sales, so a few outlying numbers can make a big difference to the averages and medians.

That doesn't. Seem fair that prices are down, but assessments are up, which I assume raised the ad calories taxes on houses that had lost value on the market??

Yes, Michael, and especially if you want to buy in Cohasset.

The values are on a pretty small sample, Judi, and in this case, last month's numbers had a few outliers that skewed the comparisons this month.
