The July Market Watch report for the Village of Longreach in Columbia MD has arrived. I’ll provide the final numbers of the month followed by the final numbers for the zip code 21045. Also, with regard to the zip code, I’ll provide you with a comparison to last year’s numbers.
There were a total of 17 units that sold during the month of July 2013:
- 5 single family homes with an average sales price of $424,400 and the average days on the market was 23 days.
- 9 town homes with an average sales price of $281,755 and the average days on the market was 29 days.
- 3 condominiums sold with an average sales price of $136,300 and the average days on the market was 27 days.
When we look beyond the neighborhood of Longreach to get a feel for sales activity within the entire zip code of 21045 we learn that there was a total number of 42 units that sold (35.48% increase over last year). The average sold price was $324,698 (-2.10% decrease from last year) and the overall average days on the market was 29 (-54.69% decrease from last year).
- 20 single family homes sold (no change from last year) with an average sales price of $378,793 (-1.36% decrease from last year).
- 22 attached units sold (100% increase over last year) with an average sales price of $275,520 (16.53% increase over last year).
In the 21045 zip code, the number of properties that sold during the month of July and year-to-date represent this particular area has stabilized and is showing growth in the total number of properties sold, average sales price and average days on the market.
Based in this report, I would highly recommend the Columbia area to buy real estate since the numbers confirm strength and growth.
