but we're not.  It's easy to see why you might think we won't be doing anything for you, because much of the work we do is "invisible" to you because we're behind the scenes.  You might feel differently if we parked our computers on your dining room table for the first week of your listing and you saw what goes into marketing your home!  Just to get started, we:

  • Take hundreds of photos and then process them to find the ones that will make the most positive impression on buyers. 
  • Spend hours more producing a visual tour to help give the buyers the idea of your home's floorplan.
  • Create marketing copy that draws buyers to your home.  WHY should your home be their next home?  We answer that question!
  • Get to know your home inside and out.  What are the features?  Your best selling points?  The drawbacks?  How can we offset them?  What changes have you made?  How old is the roof? The furnace?  The AC?  Who supplies your utilities?  etc.
  • Craft a blog post to introduce your home to the market.  Just one more seed planted for the sale of your home.
  • Enter your home into TWO MLS (both Cincinnati and Dayton), and that's just the start of getting your home on hundreds of websites.
  • Enter your home onto MORE websites.  We provide the base marketing copy and photos and information that will literally feed to so many websites that a buyer can't miss your home if it's a match for them, and the vast majority of buyers WILL use the internet to find you home. 
  • Add additional polish to your home on websites we directly control how your home appears.  Our own multiple websites and Realtor.com, Zillow, Trulia, Remax.com and more.
  • We'll be answering questions and emails about your home.  Will you lease?  Do you have cats?  Dogs?  Why are you moving?  How fast can you move?  And we answer these questions in a way that doesn't hurt your negotiating position.

And all of this is just the start of what we'll be doing for you.  The only thing you may see is the sign in the yard and the lockbox on the door, but we're working for you!  Our role is to make buyers (and their agents) want to see YOUR home more than your competition.  That may mean we'll also personally show your home, which is one of the times when our "invisible" work may become visible to you.  We do try to make our work visible to you, since we'll ask you to look at our work in MLS and some other sites to make sure we're presenting your home accurately and favorably!

Roger, We're visible, just not always in a way that puts us in the seller's vision the entire time.  That's the nature of our job :)

Scott, We're analyzing for market changes, new competitors and other news that may effect our sellers.  Just another invisible thing that gets done on their behalf.

Tom, And that is the bottom line.  Can we provoke an offer (or more) on their home?  If so, we've done our job.

Anita, Those updates are crucial to making sure they know we're still working for them even if we haven't personally shown the home.

Chris, There is!  And we don't tell our sellers about every sign call or internet query we get.  Perhaps we should, but don't like getting their hopes up until it turns into something more solid.

Hi Bliz - That's a very useful rundown of just the "getting started" part. This is very similar to a conversation we have with all of our sellers as we're signing the listing agreement, and it helps them understand whta is happening out in the marketplace.

Bliz, just because they can't see what's going on, doesn't mean there's nothing going on. I'm sure when they see the successful results all your "behind the scenes" work brings them, they'll realize all the work you do for them. Great post!

Dick, Setting expectations up front is crucial.  Let a seller start thinking you're not working for them just because they don't physically see you showing a buyer in their house and you're on the road to failure. 

Brenda, Done right, it does look easy.  Our job is to buffer.  They don't get yelled at by the other side of a deal, they don't have to hear the 27 questions a week that we've answered, our job is to screen and ease their life during the process.

Phil, Some explaining up front really helps, especially for a seller that doesn't have it often, or may have another agent or two "whispering" in their ears with the goal of getting the listing themselves.  Perhaps a COE violation, but it happens.

Great post about the type of work listing agents really do these day. As you mentioned in a previous comment, I think it so important to set proper expectations with the seller from the get-go. Many sellers, it seems, still think the listing agents job is go out and hustle and personally grab buyers by the collar-- when what the listing agent should be doing is marketing the home as effectively as they can. You did a nice job of explaining that here. :)

Fielding inquiries (calls, emails) is a blog post in, and of itself.  We can get bombarded with questions both from agents in our brokerage, from buyers agents, from the general public, from nosey neighbors, it goes on and on!

BLiz- another great post.  Those not in Real Estate often don't see or know about everything that goes on behind the scenes in getting their home listed or finding a property for a buyer.  And what they see is just the tip of the iceberg.

Craig, Thanks!  Maybe about 10% of the time we may directly walk the buyer through the door.  The other 90% of the time we're instigating the buyer to bring their agent through the door to see the home :)

Carla, It is definitely a whole different category!  The questions we get...frankly the sellers are better off NOT knowing sometimes.

Kathy, An analogy I like is the duck on the pond.  Looks really smooth to all of us from the banks, but that duck is paddling like mad under the water :)  And that's how we want it to seem to our clients, smooth :)

Harry, And the more proficient we are, the easier it seems.

Loreena, We just can't show up in animal skins and bushy eyebrows :)

Liz and Bill, if we're doing our job correctly, it does seem we're invisible to our clients.  I  don't know how many times I've been told, "You made our transaction so easy."  As you said,  it's what we do behind the scenes on our clients behalf to try to make it easy for them.  They don't need to be bothered with the minute details - just the end result!!!
