Pre listing inspection goes bad. For sale by owner, as is not the way.

At Desert Sun Home inspections in Carlsbad, New Mexico.

We like the pre listing inspections. We can help the seller prep their home for sale with a "Move in Certified" inspection.

I did a pre listing insection on a home about a month ago.

This home had a few issues that needed to get repaired before the home goes onto the markets as a for sale by owner.

The sellers told me they would contact me when the repairs had been completed and I could do a final home inspection to certify the home as a move in certified home.

Only one big issue though. The work needs to be completed before the home can get certified.

The only thing that had been completed was the attic access. It had been replaced with 5/8 sheet rock. This was needed as a fire rated door. There used to be a 1/8 inch plywood paneling as the door. Not fire rated.

Here was the attempted repair for the chimney crown.

Attemted repair for chimney cap.

Nothing else was repaired. There was a number of other issues. Some were major.

The electrical mast was in dire need of attention.

Leaning electrical mast.

There was nothing done.

Leaning mast, no boot. No support.

Why get a "Move in certified" inspection if you are not going to repair anything?

I like to be able to direct home sellers on what needs to be completed for the sale f their home. But in this case the owner had second thought and told me.

"We are going to sell the home as is".

"I can't see any reason to have this stuff repaired if the buyers are going to have a home inspection anyway".

I told the seller. "If the repairs are made now then there will be nothing for the buyers inspector to find and the sale would cruise into the closing table".

I gave him the bill and he gave me a check.

I guess they are going to try and sell the home "As is".

Remember.

Always get a professional certified home inspection.

Unfortunately there are a lot of sellers who feel that way. Most of them are still on the market. How you care for your home shows and if the buyer wants the home the price they offer shows what they think of your maintenance and care of the home.

Profit from my two decades of experience

Clint-

My experience, for the most part, is when sellers sell their homes as is they are leaving money on the table by not correcting many of the issues.

Clint,

Good informative and educational post of the importance of getting a Certified Home Inspection before you list and more importantly to follow through with the Inspector's recommendations from the report.

When it comes to making repairs it's about safety and doing the right thing. I'm afraid many people live on the edge of danger and would rather pass the responsibility onto others.

Thanks for another excellent post and I wish you all the best!

It will be "AS IS" until the buyer gets a home inspection then the deal is dead.  Don't understand why they wanted an inspection if they had no intention of getting the place fixed.

Why do the one thing (have an inspection) and not the other thing (take the inspection's advice)?

But maybe the cake inspector will say all is well!

Hi Evelyn,

Leaving the repairs for the buyer is a bad choice. The sellers should get an agent and sell it after getting and heeding the advice of their new agent.

Have a great day .

Hi Adrian,

So True, The sellers are going to pay more in the long run. That simple $100.00 fix turns into a $500.00 when at the closing table.

Have a good day in Seattle my friend.

Hi Patricia,

Just take the advice of the inspector. If in doubt about the advice. Seek additional advice. Done and done. But heed the advice and have repairs that are needed taken care of.

Have a great day in Flower Mound Texas.

Hi Michael,

Why not just get it done the right way and all the pre inspections issues would be resolved?

Makes no sense to get a inspection then do very little or nothing at all.

Have a great day in Brentwood.

Hi James,

Me neither. Maybe they just wanted to know what the issues are to have for negotiating the sale.

Have a nice day in Rogers my friend.
