What this report tells you:  The number of days Arvada homes in this price range stay on the market is up from last year, and in light of the fact that inventory is also up I decided to look back a couple of months.  I found that July's DOM is actually lower than June's was. Hopefully, the inventory won't continue to increase past what the market will bear, which may be dependent on how much building gets done over the winter.

4 of the Arvada homes sold in April closed at or above list price (25%).

Absorption rate increased again, now at 2.5 months for Arvada homes in this price point.

How to sell a house in this price range:  Massive internet marketing is vital, so you can reach relocating buyers from more expensive areas.
