Whenever I get into conversations about real estate on Hutchinson Island, which is almost all of the time, I am invariably asked "what's happening with the market?" I just happen to have a great market study resource in Realtors Property Resource. Here is the latest market facts as of today for the Hutchinson Island 34949 zip code:
| 34949 | Fort Pierce | St. Lucie County | Florida | |
| Median Estimated Home Value | $226K | $82.6K | $116K | $141K |
| Estimated Home Value 12-Month Change | 16.4% | 8.6% | 12.8% | 12.6% |
| Median List Price | $249K | $129K | $128K | $150K |
| List Price 1-Month Change | 3.8% | –0.7% | 2% | –3.2% |
| List Price 12-Month Change | 8.3% | 22.9% | 18.1% | 0% |
| Median Home Age | 24 | 34 | 23 | 30 |
| Own | 77% | 50% | 75% | 69% |
| Rent | 23% | 50% | 25% | 31% |
| Vacancy | 8.76% | 11.76% | 9.1% | – |
| $ Value of all buildings for which permits were issued | – | – | $32.6M | $7.82B |
| % Change in permits for all buildings | – | – | 5% | 13% |
| % Change in $ value for all buildings | – | – | 24% | 15% |
Please note the trends upwards in estimated home values (16.4%) and 12 month list price change (8.3%). It appears that list prices have not kept up with home values. In my opinion, good news for buyers! Also, the vacancy rate is still at 8.76%. More good news for buyers!
And finally, if the median estimate of home values at $226K is a little out of your budget, later on in this report it shows that 80 homes sold for less than $160K last year. Let me know when you want to check out the island in person.
If this is your first time to our blog, my name is Ken Theobald and my wife is Pam. Pam and I have been entrepreneurs virtually all of our lives. We started out in the advertising and marketing business which led to new product development. The last business that we started and sold was Maine Grilling Woods. Before that we introduced America to a myriad of unique products. Everything from an insect repellant, shoe polish, Maine wild blueberries, predator urines, hunting lures and scents, and even giant baby wipes for the after sports market.
Now we find ourselves on Hutchinson Island in Florida and just lovin' it. Hutchinson Island is one of those really unique places that once in a while you stumble across. Although Hutchinson Island is over twenty miles long, you can walk from the Indian River to the Atlantic Ocean in just minutes. Although the island is attached to Vero Beach, Fort Pierce, Port St Lucie, Jensen Beach, and Stuart, Florida by five causeways, it truly remains a community in itself.
Unique restaurants abound all over the island. Fishing here is world renowned. There are literally miles and miles of beaches. You may take a forty mile bike ride and never leave the island. Tennis, anyone? Every community within the community of Hutchinson Island has an active tennis group. Bridge in the Colonnades, open to everyone, five days a week. And the sunrise and sunset on the famous Jetty is breath taking.
Pam and I have been busy learning everything we can about our beautiful Hutchinson Island, Florida. We have been blessed with a great place to live, play, and to expand our entrepreneurial opportunities in real estate. We will be regularly updating our page with all of the experiences and news on the Island. In the meantime, if you have any questions about Florida's best kept secret, please let us know. We look forward to almost any excuse to go exploring for you.
