...and Don't Let the Door Hit You on the Way Out

By
Home Stager with Owner, The Refreshed Home White Plains NY

Last year at this time once a seller was in contract, they easily had 60, 90 or more days to firm up their next steps.

NOW-lenders who've loosened their Vulcan Death-Grip on funding, interest rates advancing, and the built up demand from the past few years of limbo have all helped turn the trickle of ready, willing and able buyers into a wave, who are all asking sellers the same question: when can you get out?

Well, ok, maybe they're not using those exact words, but the point is clear: they want to get into your house, and get on with their life.

The Refreshed Home has seen this change the face of Home Staging in Westchester County on several levels:

~It is NEVER too early to start preparing a house for sale. Realize getting ready is *not* the same as actually listing the property. The latter can happen in hours, the former, not so much. When you're getting ready to move, it's not the physical part of packing that is a killer, it's the editing...what stays, what goes, who gets what....signing papers, scheduling photos-can happen very quickly. Even if you think you're a year, even two out...start now. You'll avoid making bad/rushed decisions, and will have more options.

~Buyers who want/need to get in fast want clean and pristine, updated and repaired. The Refreshed Home is even more inclined to counsel clients to first invest in infrastructure and finish updates like fresh paint, repaved driveways, refinished floors, new faucets or appliances for a quicker sale, and better ROI. Even if there are bigger projects that are needed-like a kitchen or bath re-do, it's still easier for buyers to keep their focus if everything else is move-in ready.

~Buyer consults are rocking! The first 20 years of my career were spent in retail home furnishings during the wild and crazy buying booms of the 80s and 90s; being able to knock out a floor plan on the spot-sometimes even a color palette!-became second nature. Decorating and Home Staging are *NOT* the same thing, but they share a skill set, and I have the training and experience in both.

Being hired for a Buyer Consult often meant I helped new clients form a vision and evaluate different spaces they were considering- spaces that might have been outdated, or cluttered. Now sellers who brought me in to help get their house sold are hiring me to transition them out of their old space and into their new space. That I already know them: their taste, their needs, their furniture-is a real relief, and a huge time-saver. There will always be some things that just need to unfold, but in just a few hours together we can edit, set a strategy, discuss budget and priorities enough so sellers (now buyers) can get out quickly, and into their new place with just as much ease.

Know someone who has to pick a new place, or get out of the old place quickly? Get to know The Refreshed Home! Speak with me today about how we can help you make good plans, and wise decisions, so you can get on with your life!

Our spaces affect us profoundly...and so many other parts in our life fall into place when our spaces and possessions serve us in the best way they can. But getting there is much more than a pursuit of pleasing aesthetics.

Decorating and Staging are different, but much of the skill sets overlap, and each creates unique solutions that considers the needs, goals, resources, expectations, hopes and dreams of each client.

Bettering Westchester, Putnam and lower Fairfield counties since 1981, The Refreshed Home works collaboratively, and brings a thoughtful approach to the creative process. Proud to make a difference, as well as make a living. Offering specialty services such as remote and buyer consults, listing photo/video styling, guided and accompanied shopping, and accessory rental. We get in, get out, and you get on with your life.  Talk to me TODAY about how we can better your space!
