NOW-lenders who've loosened their Vulcan Death-Grip on funding, interest rates advancing, and the built up demand from the past few years of limbo have all helped turn the trickle of ready, willing and able buyers into a wave, who are all asking sellers the same question: when can you get out?
Well, ok, maybe they're not using those exact words, but the point is clear: they want to get into your house, and get on with their life.

~It is NEVER too early to start preparing a house for sale. Realize getting ready is *not* the same as actually listing the property. The latter can happen in hours, the former, not so much. When you're getting ready to move, it's not the physical part of packing that is a killer, it's the editing...what stays, what goes, who gets what....signing papers, scheduling photos-can happen very quickly. Even if you think you're a year, even two out...start now. You'll avoid making bad/rushed decisions, and will have more options.
~Buyers who want/need to get in fast want clean and pristine, updated and repaired. The Refreshed Home is even more inclined to counsel clients to first invest in infrastructure and finish updates like fresh paint, repaved driveways, refinished floors, new faucets or appliances for a quicker sale, and better ROI. Even if there are bigger projects that are needed-like a kitchen or bath re-do, it's still easier for buyers to keep their focus if everything else is move-in ready.
~Buyer consults are rocking! The first 20 years of my career were spent in retail home furnishings during the wild and crazy buying booms of the 80s and 90s; being able to knock out a floor plan on the spot-sometimes even a color palette!-became second nature. Decorating and Home Staging are *NOT* the same thing, but they share a skill set, and I have the training and experience in both.
