What WE Need From Our Clients

By
Real Estate Agent with Liberty Homes RS-#62825

We all know what our home sellers and buyers usually want.  A garage, BIG rooms but want to pay low end prices, big yard, single family home at townhouse prices and and and…WHAT ABOUT WHAT WE NEED FROM OUR CLIENTS?

This is by far a comprehensive list of what we, as real estate industry professionals NEED from our clients:

1)    Complete honesty. Trying to hide the fact that you (seller) had a leak in the upstairs bathroom of a home built in the 1960’s.  Just because it was fixed does not exclude you from adding it to your Seller’s Real Property Disclosure Statement (SRPDS). Nor does it exclude the home buyer of the two cars they bought right before they receive final loan approval!

2)    Communication.  Beating around the bush does not get a conversation going. I need to hear what your NEEDS are.  This is the bare minimal in what you will accept for your home on the market.  OR make a list of what your NEEDS are in purchasing your Hawaii Home. Make a list of your ‘wants’ AFTER you have a detailed list of your NEEDS otherwise you’ll have a list of dreams; not realistic.

3)    Be Realistic. Even before contacting me, you can get together with your spouse, family and get the details fine- tuned for the sale or purchase of your home. Expecting too much or too little is not what I’m looking for. It’s being realistic. No matter what, you will get what the market says you will get and being a killer negotiator will not sell your home, nor get you the home you really love.

I suppose the bottom line is being honest and up front with me so I can better assist you in your home selling or buying experience.  Without these points, it is like home selling or buying a home in the dark.

It CAN be a pleasant transition

In downsizing, upsizing

Or first time home buying.

Hi Sally.  Another important element is "loyalty".  Don't you love it when you find out that the buyer is working with multiple agents at the same time?

Great post and well deserved feature, but you lost me at Be Realistic.  I find it so difficult to have people be realistic when the story they are telling themselves has fatal flaws.  It is so hard to show an unrealistic person who is not listening anything. And yet we do.  Great post, thank you.

Celeste,  Selling in the dark with our hands and feet tied. People need to hire the right agent and when they do they know their agent is their advocate and his looking out for their best interest.

Sally, having a seller or buyer that know what they need and express it makes the process so much easier. Surprises are never a positive when it comes to real estate

Our clients don't get this.  I just had one that just didn't get it and anything that wasn't the way she wanted it she made it my fault.

Celeste,

Many times sellers tend to forget that open communication is a two way street.

It is hard for anyone to be realistic when they do not know what they are doing or what the market is like. That is like asking someone to be realistic when they need a plumber. How would they know what is wrong. Give the customer some slack and instruct them.

Sally, I got a phone call two days ago from a new client who was very specific in what he wanted and could pay cash. I showed him homes that afternoon and he put in a realistic offer and after some negotiating we had a deal 24 hours later. Wouldn't it be nice if every transaction was this easy?

When I have buyers who are realistic, honest and communicate the oddest thing happens . . . I find them a GREAT home, and work out FANTASTIC deals for them!  The negative, dishonest, dreamers tend to find nothing.

Sally, before clients can truly be honest with us, they need to be honest with themselves.  I have and do see many clueless buyers/sellers.  Haven't you?

Your three points are in the essential order: one cannot be realistic without honest communication, and communication is built on honesty.  To assist an unrealistic client incapable of meaningful communication, honestly questions our own reality.  To quote a line from the movie, "Cool Hand Luke" where Strother Martin said to Paul Newman: "Luke, what we have here is a failure to communicate."  Luke was on a chain gang after escaping and being captured, and we often deal with those who have escaped reality (but yet to capture the truth of your post).

Congrats on the Feature!
