The Boulders is a well-known luxury golf community located in North Scottsdale and Carefree, Arizona. It is home to two 18-hole golf courses and The Boulders Resort and Spa, now a Waldorf Astoria property.
One of the most striking things about The Boulders is the rock formations that dot the landscape and gave the community its name. And Black Mountain, just to the west of the community, also provides some amazing views.
Housing options vary within The Boulders. There are smaller "lock and leave" casitas, many of which are in the rental pool, all of the way up to some lovely custom homes.
THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF AUGUST 29th
As of the 29th of August, sixteen homes were for sale in The Boulders. Asking prices range from $535,000 for a three bedroom, two bathroom patio home with 2,071 square feet to $1,995,000 for a four bedroom, four bathroom, 4,417 square foot estate home overlooking the course.
As of August 29th, there were no actively pending home sales within the community.
THE BOULDERS HOME SALES YEAR-TO-DATE – THROUGH AUGUST 29, 2013
This next chart looks at the pace and trends of home sales this year.
Sales more than doubled from Q1 to Q2, as the Scottsdale and Carefree area saw a very strong second quarter. In Q3, sales dropped off as the market entered its slower season.
We have been seeing average cost of square foot increase as the year passes, indicating appreciation of property values. Average discounts off of list price have also been shrinking over the course of the year.
Average cumulative days on market dropped quite a bit in Q3, which can be attributed to the lower average sales price for the homes that sold. Historically, higher priced homes stay on the market for a longer time and can influence overall days on market figures.
As we are now in the middle of the low season, sales have tapered off. Also, inventory is quite low, which could also be constraining sales. We may see inventory increase later in the year as sellers put their homes back onto the market after the low season month
