And this is the other HOT price range! we see that the 200-400k areas are heavily in demand and those listed seem to be selling quickly and with minimal in concessions if any

So true.  I think the under $200,000 would be in demand too, except that there are so few and what's there is usually pretty messed up.  Hard to finance!
