I just completed reading an article that discussed 5 ridiculous things sellers say and would like to share my thoughts. Feel free to join the conversation.
1. But I spent X years or $X on that! It’s more important to make changes to the property that you’ll enjoy rather than what you can, potentially, recoup.
2. We just need to find a buyer who understands my tastes. I’ve never come across this one. I do advise clients to “depersonalize” their home. This helps prospective buyers envision their belongings in the property allowing them to obtain a mental picture of themselves living there.
3. I want to price it high, so I have room to come down. This could be a great strategy, market permitting. There’s always a chance of pricing it too high and sabotaging the sale.
4. That offer is an insult - I won’t even dignify it with a response. Buying a home is the largest purchase of one’s lifetime therefore it may have HUGE personal meaning to you but not so much for a buyer. Ya see the buyer hasn’t had the opportunity to put their personal touch on it yet.
5. I need $X to get the home I want and take my Australia trip - let’s list the place for that. There are many different ways to go about pricing a home but they all come from data…..market data that it is. Therefore, it’s not wise to try and list a property for sale based on the price of a vacation.
