Black Forest Homes Remain Popular with Buyers

The Black Forest remains a popular place to buy country homes in the Colorado Springs area.  

 

Although homes in the million dollar price range are not selling yet, numerous homes are selling in the lower price ranges.   As of yesterday, 131 homes have sold in the Black Forest for prices ranging from $132,000 to $859,000 this year.   Ironically, as of Sept 9, there are 131 homes currently available for sale - the same number that has sold.  17 of those are in the 1-2 million dollar price range.   Of the homes that sold, the majority were in either the 200, 300, or 400 thousand dollar price ranges.  In other words, there are homes and horse propeties  available in the Black Forest that will suit a variety of budgets.

 How is the horse property market in the Black Forest doing  To be classified as a horse property in the Black Forest, the home must have at least two acres and a barn or stable of some sort. 

So far, 34 horse properties have sold in the Black Forest this year.

  • Sold Prices are ranged between $175,000 and $850,000. 

 

  • 5 +/- acres is the most common lot size in the Black Forest. 

 

  • The average days on market was 111 days or 3.7 months . 

 

There are currently 39 horse properties available in the Black Forest.  The lots range between 2.5 acres – 130 acres.  The price range is $235,000 to $1,995,000.

Excellent details Sondra about this area of Colorado and the traditional homes and also horse properties. I think of deli ham humorously associated with Black Forest, but seriously I know the fire was around here so many out of area buyers might wonder the impact. Providing the solds statistics and the price ranges is a good beginning point as are seeing the photos to entice them to begin the search. I was stunned to learn the lowest price home could be had at $132K. I didn't even think you could touch anything at that price. Good luck with all your selling.

John, I hope that you are having a great week also.  It is wonderful news that the Black Forest has remained a popular place to live. 

Brad  - ha, ha.  You are correct.  The horses don't care what the people paid for their home.   

Gary, yes the fire this summer was in the Black Forest.  However, the majority of the area was untouched and it is still very beautiful.   Since I have never enjoyed listing or selling major "fix it uppers," I am not personally familiar with the place that sold for $132,000.  That one was definitely an anomaly for the area.   Average persons wanting to live in the Black Forest probably need to plan on having a $200K plus budget at a minimum.

Sondra-Black Forest sounds like a lovely place to call home.  It is wonderful that places are selling so well there.  I would like a place with at least 5 acres. Never owned a horse but have shoveled horse manure out of stalls and taken care of them for a friend.  Have a great week
