The Courtship of 2 Agents

The Courtship of 2 Agents begins when the buyer asks to view a home.  Typically it starts something like this, “Hi, my name is Jan and I’m with XYZ Realty and I’d like to show the home you have listed at 123 Main Street.”  At that point in time, the dance begins.

Now the listing agent and the buyer’s agent have a choiceCourtship of 2 Agents to make.  They either start the conversation with a “Did I catch you at a bad time?”  Or, “Is this home still available?”  Or some such statement, but the point is, it starts out positive from the beginning, with respect and dignity. 

We don’t get a second chance at being cordial to another agent, buyer, client, seller or a landlord.  We can start out friendly, willing to do whatever is necessary to be cooperative towards another fellow agent, so goes the Courtship of 2 Agents.

The listing agent at that point makes a decision, first to answer the phone and secondly to speak in the same cordial manner.  The agent chooses to be just as friendly, amicable, or whatever it takes to encourage a POSITIVE response. 

Not only is this type of outwardly friendly manner encouraged, it is highly regarded as the way to do business.  After all, the client, buyer, seller or landlord is the end recipient of this first gesture of doing business in a friendly manner. 

A positive business relationship benefits everyone concerned and this type of arrangement leaves a lasting impression among all involved, and carries forward in the business community.  Positive feedback oftentimes rewards both agents going forward in other business relationships.  But in order to end up this way, we have to start this way, cordial, respectful, and cheerful doesn't hurt either!  The Courtship of 2 Agents.

Thanks Beth!  All too often agents aren't considerate of each other.  I love to start out the conversation with, "Did I catch you at a bad time."  Not only does it portray a consideration to the other agent, but they really could be out showing homes or whatever.  I don't want to interrupt, but appreciate they picked up the phone.  We start out on the right foot and everyone wins!  Thanks for stopping by!

Hi Jan, I agree with Beth.  Luckily my experiences so far have been pretty positive all around with most agents I deal with acting professionally and respectfully and I always try to portray that myself in all of my dealings.

Love this post, Jan - when 2 agents get along and treat each other like professionals, the whole deal goes smoother. When the agents behave as if their livelihood depended on disagreeing, the opposite is true.

Living and working in the Boston, MA area there are lots and lots of agents and yet the community is so small among the top agents.  You get to know the rude ones, the ones that don't care for you or the deal, just themselves.  It is so apparent right away and these agents are generally clueless as to why the limp through the years with 0-6 sides a year.  Manners and professionalism matter each and every day.  Big city or small town, those in the industry are watching and talking.  Great post

So many times I have had to bite my tongue for the benefit of my client.  And then there have been experiences that have made me wish all my transactions could be with the same agent.  Personalities and style of approach have so much to do with how well we do the dance with one another.
