Does it Take a Special Agent to Sell a Million Dollar Home?When I came into the real estate business, a fellow agent told me I would never sell anything over $700,000. In his words, "It takes a 'special agent' to list and sell properties above that price point." At the time, it sounded like a lot of money to me so I didn't take offense to the statement. That is, until just recently.

The average sales price of a home in Franklin TN is $481,417 based upon closed sales for August 2013. My sales for the last year average $492,370. I am selling slightly above the average sales price. However, I have sold everything from a $272,000 single-family home to a $1.5M Brownstone in the last year.

I don't believe it takes a special agent to sell a million dollar home. What it takes is a knowledgeable agent who watches the market closely and is familiar with local neighborhoods and their value. Someone who is confident in their ability to negotiate the best sales price for their clients. Someone who communicates regularly with her clients and fellow agents; who answers her phone, responds to emails and text messages in a reasonable amount of time. Someone who goes above and beyond for their clients whether they are selling a $115K condo or a $2M luxury home.

If that is the definition of a "special agent", then I am a "special agent". I think the moniker I prefer is a "hard-working agent" who really knows her stuff.

This is for that agent who thinks I can't sell his million dollar listing because he doesn't think I've got what it takes. Believe me, I've got what it takes. Fortunately, my clients see in me what you do not.

An agent who follows her market closely and negotiates fiercely on their behalf saving them tens of thousands of dollars, an agent who answers her phone, responds to voicemails, text messages and emails in a timely-fashion, an agent who puts the needs of her clients above her ego.

I can tell you I know which agent I would want to represent me.

You may not think I'm special but my clients sure do.

Some agents do have huge teams and they do a large volume of sales. Yet, quantity of sold houses is not necessary  the criteria of success in this business.

I agree completely. You need to know the market, the statistics, the issues, etc. just like any sale, and the client nees to be able to trust that you know what you are doing and understand the market their particular home is in.

I can be a challenge in some high end ares to break into the luxury market since, at least here, there are agents that are well known in those areas and sell a tone of homes. And having a good network helps.

You tell 'em Tammie!   Were I looking for something in that market, what I would want is someone who knows what they're doing, knows the area, and will represent me as if it were their own transaction.  And, in Franklin, TN, that would be YOU.

I'm sure you're very special, Tammy.  I've represented buyers for a $27,000 single family residence and for a $7,100,000 home.  Guess what?  The $27,000 sale was tougher.  In my marketplace there seems to be little or no coorelation between sales price and an agent's talent.

Jeff - I agree there are agents who are known to work the luxury market but they aren't known to those moving to the area. That's where the internet can be really advantageous to an agent. Luxury agents in our market our focusing their attention on getting luxury buyers and sellers in the Nashville area. But what about those luxury buyers who don't have any connections here. Like many buyers, they start on the internet. I got one luxury home under contract this week with an out-of-state buyer and showed luxury homes to another out-of-state buyer. What a great way to tap into luxury homes.

Tammie, it is all in the agent to make the connection with the buyer and it doesn't matter if the buyer wants to buy at $200,000 or $2,000,000, it still comes back to the trust

Tammie, it's all marketing - some agents make them look special and tag with Luxury Home Agents etc etc! (And to best of my knowledge, they may not even have the basic skills - forget about special skill set!)

Having sold several multi-million dollar homes, I can fully support everything you've said.  It's not being "special" that matters, just knowledge.  A little experience in dealing with high-end clients doesn't hurt but if you're a good agent, that'll come fairly quick and easy.

Bryan - I wrote an offer last week on a $1.5M home. Those people weren't any different than my other clients. They just happen to have more money. However, I do imagine that some multi-million dollar clients are harder to work for than others.
