DOUBLE DIGIT JUMP IN ANAHEIM HILLS REAL ESTATE LISTINGS
For the fifth consecutive month, real estate listings rose, causing a month to month increase of 10.3%, in the number of homes for sale in Anaheim Hills, California. And, compared to one year earlier, August 2013 listing figures jumped 21.7%. However, it's important to note that real estate inventory is still incredibly low; The number of real estate listings in August 2013 were still well below normal, especially in the entry level price range of $500,000 and below.
In August 2013, Anaheim Hills pending home sales fell 12.9% month over month, and by more than 47% on a year to year basis. The steady decline is the direct result of the change real estate inventory levels. Without a significant surge in the number of homes for sale in Anaheim Hills, pending real estate sales should continue to dwindle in coming months.
Month over month, Anaheim Hills real estate sales dipped 8.5%, and compared to August of last year, the number of sales declined nearly 13%. A drop in closings was inevitable, due to the low inventory of homes for sale. In August 2013, the majority of real estate sales in Anaheim Hills, California closed at or below the original list price. Given current market conditions, this was the result of over aggressive pricing. In addition, it's important to note that the number of sales that closed above the list price were almost identical.
