Braemar Property Values:  July-August 2013 (Carriage Series)

Thoughts are quickly turning to fall in Braemar.  The pool is closed and school is back in session.  Yet before we close the book completely on summer, let's look back at the last two months of it and see how the Braemar Carriage home values fared.  Of course, if you don't know what a Braemar Carriage home is, they are characterized by the lack of attached garage.  Rather, it has a detached garage, if it has one at all. Not all Carriage home buyers opted for the garage and instead, have a paved parking area in the rear of their home.  The models, from smallest to largest, include the MaplewoodNorwoodOakdale and Parkdale.

There were five sales of Carriage homes in Braemar during the last two months of summer.  Two Parkdales, two Norwoods and a Maplewood.  The high sold price was $397,150 and the low sold price was $310,000.  (That low was a Short Sale in not-so-great-shape.)  The average of all five sales gives us our new average market value for Braemar Carriage homes of $353,340.  That's a $160 dollar drop since last report, which in my eyes is nothing more than stability.  However, compared to last year, Braemar Carriage homes increased over 4.5% in average market value.

If you placed your Braemar Carriage home on the market, priced to current market conditions, you could expect it to be under contract in a little over a month.  You could also expect a buyer to ask for an average of a little less than 1% of the sales price in closing cost help.

The next Braemar Property Value Report will be out in November and will detail sales from September and October. The pool is closed? i never like hearing that as that means winter is coming. I have to close my pool in the next week, its just that time. Very nice market report. It sure shows you are the expert in Braemar. Have a great Saturday

This thing about the garages confuses me. It snows where you are, right? Why wouldn't a buyer want a garage for her car and for extra storage? How much extra could it cost to build a garage? I know I built my own 2-car garage in 1996 for about $8,000, with my own 2 little hands.

Elizabeth:  I think the builder was charging $20,000 for them.  And yes, it snows here.  It rains. It gets nasty.  But some folks opted to go without and it really hurts them with resale.  One appraiser knocked an evaluation of a Carriage home down by $35,000 for not having one.
