It seems a simple enough question, right?

 

What’s My Home Worth?

 

So what’s up with the smart aleck answer?

 

Are you interested in the possibility of selling?   If yes, then more questions will follow.

 

Obviously, if the timing is immediate(I want to move NOW) - the answer will much different than in a six months - a year or two - or within the next five years.   

 

What if the answer is I’m not interested in selling -- other questions would be asked.

 

Are you looking to refinance your home and want some estimated values, that will elicit a different response.

 

If the answer is to find value for divorce, death or for a legal reason --- a very different approach.

 

Just curious and want to make conversation --- maybe a range in price will satisfy

Yes, it's much different if someone needs to sell right away, is just curious, needs it for a divorce, trust or inheritance reason or just to compare it to Zillow's Zestimate.

That is a good point Michael. It depends and how quickly they wnat to sell. There is no stock answer.

You raise a good point, Michael.  The "price" of a home depends on the owners expectations.  The main factor when selling is how fast do you want to move.  You can price it right, stage it well and it should sell fairly quickly.  If you have time, you can price it a little higher and see what happens...

What is my home wotth is always an interesting question. Some people ask the question just t o confuse me and others do not know the process. Real Estate is easy an anyone can do it is the feeling of many people. Incredible assumption and you know what ASSUM means.

People think our profession is very easy and does not require much thinking or education. I myself went to Hofstra University to learn how to appraise, schooled by the Columbia Society. It takes a lot to be an effective CMA expert including all the points you brought out such as motivtion.

Michael - timing is definitely an important consideration.

Matt - knowing your market is important.  As the NAR commercials state and we know each of our markets are different...knowing what works best for the market and our clients will help achieve the greatest success for them.
