You know that old real estate cliché Location! Location! Location? You’ve heard it, right?
There’s a secret to using it to your advantage when selling real estate.
Oh, yeah and there’s a secret to how it applies when buying real estate.
Remember, there are two sides to a single coin. And in the English language there can be many definitions to the same word! For instance, consider the word “sound”. Did you know that this one word has three distinct meanings?
There is sound, as in noise made, something we hear with our ears, like when I call you excited because I just found the perfect home that meets your criteria!
How about sound as in healthy, whole, in good shape. As in the foundation of the home you are selling or considering buying being “sound” would be of great concern.
And then there is a Sound – as in Puget Sound in Washington State. A truly beautiful body of water that is home to the largest octopus known to man. Or Long Island Sound, which over 95% of the population of New York lives within 50 miles of. (These are true trivia facts, and they are FREE to you for reading this blog!)
So location means different things to different people at different times. That extraordinary home that offers the most splendid views? Oh, but it is perched at the very edge of a steep cliff. That may be the location of the best possible view available in the area you want to live, but if you have pets or children or suffer from vertigo? It may no longer be quite the perfect location for you to live despite the fantastic views. A home really convenient to highway access may be important to one who commutes to and from work location, but if it also means the highway noise is a constant backyard symphony? Not the perfect location any longer if noise levels are a concern to you.
Knowing and understanding the secrets of location in real estate means you know how to highlight it, or consider it in your pricing and offered terms of sale to your greatest advantage, both in buying real estate or selling real estate.
As a Seller, specifics of a location may be played up or played down in your marketing campaign. It may even mean a faster offer if your pricing already considers the particulars of your location. Bearing in mind that certain location benefits may actually not be seen as benefits to some, your advertising can be specific, pointing out and showing off those benefits a buyer may not have seen on their own.
As a Buyer, discovering a home that meets all your criteria for perfection must also include the particulars of location and not simply the amenities of the home itself. The perfect home may or may not be sitting in the perfect location for your personal situation!
