A tale of 2 Manchester NH area Home Owners who looked up their Homes Values online. The first states they have been given too high a value, as the online sites value their home much lower. Seller 2 states their value is much higher than what he was given as the online value is much higher than the Market analysis shows it is worth. Who can you believe?

Home Buyers and Sellers should know that online values are not always correct. They can vary greatly from home to home within the same neighborhood even. The problem most often is the data they use to calculate the value is flawed.

To obtain what a property is worth in today's market, a local agent who is well experienced in listing and valuating homes should be used.

They will look at the 3 most similar sales within the last 3 months and the 3 most similar homes that are currently listed. With a shortage of listings in some areas, they may expand the listings they use, but will add or subtract for upgrades, size, age or amenities.

They will not use auction sales, short sales or REO sales as they will not show true market value.

The one thing to note is all agents are not experienced in valuating homes. You will get those who place a high value on a home just to get your listing. A home that sits overpriced is certainly not helping a home owner sell their home.

Scott, one can only use these online systems to get a ballpark price range, hopefully the price is actually in the real ballpark price range. There can be no substitute for a boots on the local ground Realtor to give the best price advice.

I think most AVM models are garbage, particularly in areas where the homes don't follow some pattern.  In areas where homes are generally all done by one builder and follow a consistent quality and look, they might work.
