How much is your property worth? THE APPRAISER CAN TELL YOU.

The appraiser willcome to your house and list the number and size of the roomsand any extras, such as a fireplace, porch, pool, or garage.The appraiser will compare your home and property to otherhomes that have sold recently with similar features. Theappraiser then estimates that your home might sell for approximatelythe same amount of money as similar homes. This iscalled an "appraisal." In short, an appraisal is the estimatedamount of money your home may sell for.

Ummmmmm, WHAT? An appraisal can tell you how much it will cost to replace your home, in more detail than an insurance agent, but not how much your home is worth in the real estate world. An appraisal can tell you what an appraiser thinks your home is worth based on recent sales hopefully in the same neighborhood as your home, but not what someone will pay you for it. Unfortunately the only person who can tell you what your home is worth is a buyer. The home owner, nor the real estate agent, nor the real estate appraiser can tell you what your home is worth. Only a buyer can do that. Ten it's up to you whether or not you want to accept it.
