The HUD Short Sale That Got Away

It is very very rare for a Sacramento short sale not to be approved in today's market. An agent would have to deliberately mess up the short sale or not follow instructions to force a rejection. I realize, though, this covers a large percentage of agents, especially those who never do short sales. But for those of us Sacramento real estate agents who routinely get short sales accepted and sell hundreds of them, it is very odd not to get an acceptance.

Every so often, one falls into a certain situation that when you're dealing with HUD on an FHA short sale cannot be fixed. The HAFA program has easier guidelines to follow than FHA. HUD is immovable. HUD is worse than Fannie Mae, and I don't know any agent who really "enjoys" working on a Fannie Mae short sale. One can submit a request for a variance through HUD and usually that will do the trick. Unless it doesn't.

The fact that the government can't figure it out is no surprise to me.  I have a couple of HUD purchase nightmare stories myself.  Ugh!

I take it you are back for your get away in Alaska.  Most governmental agencies are not movable unless you know what chains to pull.

HUD has yet to learn what a short sale IS....a recent comment from them was "How can we take less when we have only had the loan a short time..."  OK...next time someone becomes disabled, gets divorced and/or loses their job...we will have them check the calendar first and see it is time to do that....grrrr.

I've had several people come to me with CalHFA loans, who have rented their homes without prior permission of CalHFA. That's one that never works out either.
