Braemar Property Values:  July-August 2013 (Heritage Series)

The pools are closed and the schools are back in session.  Summer may be officially over, but certainly not forgotten.  In this Braemar Property Value Report, we'll take a look back at the last two months of summer and see how the Braemar Heritage Series home values fared.  If you don't already know, Heritage Series homes in Braemar are mid-sized single family homes built by Brookfield homes, with attached two car garages and include the following floor plans:  Exeter, Yardley, Zachery and Waverly.

There were five resales of homes in the Heritages Series during the months of July and August.  Not surprisingly, the majority were Yardleys, the most popular model in Braemar.  The other two were Exeters.  The high sold price was $475,000 and the low sold price was $400,000.  The average of all five gives us our new average market value of $432,700 for Braemar Heritage Series homes.  The represents a $225 increase in value since last report (not percentage worthy increase, but stability in value nonetheless) and less than a 1% increase in value since last year.

If you placed your Exeter, Waverly, Yardley or Zachery on the market, priced to current market conditions, you could expect it to be under contract in an average of nearly one and a half months.  You could also expect a buyer to ask for an average of less than 1% of the sales price in closing cost assistance.
