If buyers feel like you are hiding a defect under a rug, they are going to wonder if you are not hiding any other defects around the house.
Beth Atalay's blog explains to us that buyers are picky and they do check under the rugs. Don't give the buyers any excuse or reason to believe that you are hiding defects around the house.
Buyers Do Check Under The Rugs
There is a long list of To Do’s for Sellers prior to putting their house on the market for sale. Most serious sellers will do whatever it takes to bring their house to a marketable condition. They know they only have one chance when a potential buyer walks through their door.
Some buyers are picky- these type of buyers will spend extensive amount of time in each home and check anything and everything possible. From inside the drawers to dust on shelves. I’ve had a buyer recently who had to have minimum of eighteen kitchen cabinets. Some may find this comical but it’s true!
Some go by the scent of the house- if the house smells like cigarette smoke, mildew or has pet odor, they immediately check it OFF their list. Don’t try to mask it with plug-ins, eliminate the odor. No forgiveness here!
Some check under the rugs- yes, they do! I’m not referring to lifting up wall to wall carpets but area rugs. Easiest way to hide damages are using rugs. Cracked tiles, rotten wood, water damage, all could be covered with a nice area rug. If sellers thought of it, buyers will find it.
I was showing a house in Clermont FL today which was a standard sale, a bit overpriced based on recent comps in the area but that’s OK! As soon as we walked in the house, they loved it. I must admit, I was happy too. Although I previewed the house prior to showing it to my buyers, I never thought of checking under the rugs.
They were very interested in the house until they looked under that area rug!! There it was, uneven floor with buckled up wood. Of course it could be repaired but it would cost money and what else were the sellers hiding? Then they started checking the counter tops, there it was again, cracked granite hidden by a toaster oven. Then there was the glass enclosed Florida Room with uneven floors. Buyers do check under the rugs and what they might find could be a deal breaker.
If you’re thinking about selling your house, it’s best to go through the entire house, room by room, ceiling to floor and fix anything that may come up on the inspection report or may turn away potential buyers.
