I was doing a search for one of my buyers and I came across a house that met all  my buyer's criteria on paper.  The only problem was the only picture of the property was the garage door and that side of the house.   I could not understand why the listing agent put just a picture of the side of the house with the garage as the main focal point. 

This bothered me.  My buyers we very specific about what wanted and didn't want.  This house seem to fit the bill, but I could not send them the information on the  property because there was no decent pictures of the property. 

Desperate to find the right house for my buyers I took a ride to the subject property. 

I was blown away, this house was more than perfect for my customer.  It was over and above what they wanted and I knew they would be happy when they saw it.  It was one of those rare gems.  Loads of extras and upgrades many homeowners would desire.   

I drove back and my buyers came out that  day and we submitted an offer that day. 

Guess what? - the property that all you could see in the MLS was the garage door, was under contract. 

This  was not doing a good service to the seller.  Yes the MLS states we have to have at least one picture of the subject property but a garage door - are you kidding me. 

We are to give our customers the best service possible and allow them to have as many offers as possible presented to them for them to choose from, so that they can get the best price possible and terms.

I am curious as to what was the sellers first impression upon seeing the MLS listing of their garage.

You don't say why it was under contract.  Also, Our MLS will fine us if we don't put the property in pending within a couple of days.

Merline- I'd love to know as well,did the sellers see their MLS photos?  And, I'm a little confused, did your buyers get the property?

William this all happened within  2 days of the listing date.  I believe it was a "pocket listing" unofficially.  It went pending after I called and complained.

Kathy I very much doubt the seller saw the picture of the house. Who would approve that.

Personally I would be tempted to exercise my option under the FL Real estate law to demand to present my offer directly to the seller at a meeting with their agent. 

This way you will know if they were just given an offer from a friend of the listing agent or if your offer is in fact the superior offer and they are just not seeing it because of reasons like above.

Either way at least you get peace of mind knowing you did the best representation for your client.

What's the point with posting a photo of a garage door? It really reflects badly on the agent.

Our MLS rules provide that the main photo to a listing must be the front of a property.

Shucks, what's the difference.  It was probably entered in the MLS for the comp.

Lenn, one of my fellow realtors responded to this post on Facebook and she too said she came across a listing with just a picture of the garage door.  The listing agent is trying to double dip I feel.
