Inspectors are Gonna Find It When You Sell, Why Not Fix It Now?

Whenever I list a house for sale, one of the questions is, 'What do I need to do to the house to get it ready for sale?'  

And then we discuss de-cluttering, curb appeal, cleaning, etc. But there are a lot of things that may need to be done, that I can't see during my walk-throughs of the property.

But there will be someone who sees them ... that's right, the buyer's inspector.

I want to point out now, that there are things that really should be done, even (especially?) if you're not going to sell your house right away.  Many of these things are safety issues, or can cost you more money if you don't take care of them.

If you get into the habit of taking care of these items while you live in the house, you won't have such a long 'to-do' list when it's time to sell.

And, your house will be better maintained and safer for you and everyone who lives there!

Dirty gutters

Lint-filled dryer venting

Dirty furnace and filter

Dirty AC and filter

High water pressure

Rusty hot water heater

No GFCIs near water

Ungrounded electrical circuits

High radon levels

Peeling paint

Untended roof repairs

If you're reading that list and checking off the things you've already taken care of, good for you!  On the other hand, if that list seems awfully long and full of things you've 'never' done, it's in your own best interest to get started now.

Especially if you're going to sell that house soon.  Because believe me, the inspector WILL find all these issues if they exist, so you might as well fix them and leave buyers impressed with how well taken care of your house is.

BTW:  A note to home buyers - your inspector might not see everything.  For instance, I've seen few inspectors check the dryer venting.  It would behoove you to address any issues previously not mentoned.
