Sellers agree to leave appliances to help produce a sale. But if the listing clearly states that something doesn't stay then I tend to believe that it doesn't stay.
I was showing a listing that stated in the listing that the refrigerator in the
kitchen does not stay. The seller had a second refrigerator in the basement that they were willing to leave. I informed my buyer before we even went into the property. It didn't seem to be an issue as the buyer had his own refrigerator and the one being left in the basement would serve as a spare.
We headed to the basement and the buyer seemed to be really liking the house. What guy doesn't like a basement for his stuff? Now back up to the kitchen we go. I opened the pantry door to show the size and then almost immediately the buyer opens the refrigerator (the one not staying) and takes inventory of what's in it and even opens the freezer.

I repeated to the buyer that it was not included in the sale and he told me he knew that but just wanted to see what was in there. I am rarely without words and this was one of those times. After a bit he shut the door and seemed satisfied.

Have you ever had a buyer take inventory of the refrigerator contents at a showing? Is this a time to say you shouldn't be doing that on just remain silent and speechless like I was? Or maybe it doesn't matter at all and I shouldn't be bothered by this and let it go.
