Why Does Your Realtor Have A Preferred Lender And Other Vendors?  That is an easy one to answer, we have to stay on top of the transaction during the entire process and we have worked hard to build the relationships with our trusted partners ie Lenders, home inspectors, home warranty companies, title companies etc.  Our vendor partners know that we hold them accountable for their end of our file and we know we can reach them when it matters most or when a problem occurs.  

This may not seem important in the early stages of a transaction but as time progresses you will; certainly see the reasoning for this.

Up and coming provide it better little red hens... make sure not to make it the good old boys (or gals) triangle that is no longer the best tool in the shed to reach for during real estate sales. You also alienate by only using the same bank, the saw closing agent, etc. Have more than one that do good work and be ready to add more to the stable. Like mentors, have more than one. And so if one dies.

I also provide some contact suggestions that I think will be a good match, but also tell them that they can choose whoever they want. Some buyers are just stuck on choosing and using lender of their choice.

It's easier for agents and to have preferred lenders and vendors and have those relationships in place.  It's an added value we can offer clients for one stop shopping.  However, we also ought to encourage clients to shop around for offers if they so choose.

I agree. Using a trusted lender can certainly make a transaction go easier. Have had lots of issue with internet lenders.

I have had buyers on my listing use inexperienced lenders because they were a friend and invariably it ends up bad for all parties involved.  I really feel those on my preferred list will go the extra mile to make sure things go smoothly, and if there is a problem, we know it up front.

You are right. We refer people we know we can trust to get the job done. I have preferred attorneys and lenders and if one fails to live up to the standards they are off the list.

Thanks to EVERYONE for taking time out of your very busy schedules to read my post and for also taking time to comment.  I am a firm believer in having a list of atleast 3 for each service I refer to and my preferred partner vendors have to earn the priveledge to get on and stay on that list.  In my opinion it is alsays a plus to know who you are working closely with and in our market with all of the possible what if's and with less than 30 days to close and record a short sale after approval not just any loan officer can or will get it done and that can and will kill a deal in addition to the home buyers home dream.  I always puy my clients best interest first as I am sure you all do as well. 

It is nice to see so many other professionals on the same page as I am.

     I have my own "List" of Lenders, Vendors, Repairmen, etc.  

    But my Attorney, and my Board's Attorney, advise that I not "direct" a Client, Customer, Buyer or Seller to a particular Lender or Vendor... to avoid Legal Liability.

Carol, I agree whole heartedly!

Fred and Dan, please have atleast 3 on the list that are well known by another agent in your office if you don't have yoru own list of 3 yet.  This list is just your preferred list that you would personally use is the best way to describe our partners.  Never use less than 3 on any list to avoid legal issues.  I usually put them in order of my preference.

Michael, we have to have as much control as possible or the transaction may not close.

 

Gay, you are so right!  We are just all in the game for the same end result and want people on our team to get it done.
