When working with buyers, I am often asked the question "When is the best time to buy a home"? I honestly don't believe there is "a seasonal best time". That question is much like predicting the stock market. I am good at what I do, but I am not able to make predictions. I believe we need to evaluate the individual/families situation to make an educated decision.
When I begin working with a buyer, I like to ask a lot of questions, get to know my client and learn why owning there own home is important to them. By having this consultation, I find that I can help them to achieve their goals of home ownership without a lot of stress.
Lets start with the process. After I have my initial consultation, it is time to speak with a mortgage lender. Buyer's are usually very anxious to start looking at homes before this step. I caution buyers just to slow down just a bit. There is nothing worse than looking at a home that you fall in love with only to find out later that you can not qualify for a mortgage in that price range. Prequalification with a lender can happen within a hour. If your circumstances are more complicated it could take just a little longer.
Interest rates are still low, but they won't stay low forever. Take a look at what your lifestyle is, whether you are willing to make some sacrifices to buy your own home. Remind yourself that YOU are now responsible for routine maintenance not the landlord. Also, remind yourself that you are now building your own future, in YOUR home and someday you will be mortgage free and not giving your hard earned money to a landlord.
