Expired Ocoee Homes Listings that did not sell!

Unfortunately, not all Ocoee Homes for Sale actually sell.  Many reasons exist as to why an Ocoee Home does not sell. The number one reason is PRICE! 

Now that we know price is the main factor, we need to ask why the seller chose a price that would not garner a sale. There are typically 3 reasons why a seller chooses their price:

1) Their Realtor or real estate agent performs a Market Analysis and arrives at a price that is not actually market value.

2) The Seller chooses a price based on their own criteria, and it does not match market data or market conditions.

3) The Seller chooses a price based on what they must NET, or in other words, the minimum amount of cash they must receive at closing.

In this article I'm going to address the 3rd reason; the amount the Seller must NET or be paid at closing. From 2008-2012 most Ocoee homeowners had a mortgage that was underwater and they would have to bring significant CASH to closing if they chose not to do a short sale. This prevented many Ocoee homeowners from making life changing decisions and forced them to remain in their homes whether they liked it or not.

Moving forward to 2013, the Ocoee Real Estate market has improved significantly. From August 2012 to August 2013 the Ocoee Real Estate market has seen a 25% increase in home values! Many Ocoee homeowners who were on the sidelines, because they did not have enough equity, are now in a position to sell their Ocoee homes. These Ocoee homeowners will receive CASH!

So where do I fit in? As an Ocoee Realtor who lives in Ocoee, I will notify Ocoee homeowners that they are now in a position to sell their homes.

How do I do this? Throughout the month of September I will stop by homes that were Expired Ocoee Homes Listings that did not sell, and share this information with the homeowners. If they are not available, I will leave a flyer at their door providing my information.
