If you are looking to purchase a home that has been vacant and/or doesn't have a regular pest control service, you should be aware of damage that rodents can cause. Not only can their waste be a health concern, they can significantly damage anything that looks like good nesting material such as electrical insulation.
Here is a picture of wiring in the attic where the insulation has been stripped down to the copper conductor.
If this type of damage is widespread it can be costly to repair, not to mention the shock and fire hazard.
