Summer has pretty much come and gone (not officially but you know what I mean.) The kids are back in school and Grange Fair is over. Here is a quick snapshot of the Bellefonte School District market report for the month of August:
Currently there are 199 active listings in the Bellefonte Area School District. There are a total of 51 units that are currently sale pending. Of those 51, 25 of them went sale pending in the month of August.
There were also 38 new listings that came on the market in the month of August. On the opposite end of the spectrum there were 30 closed sales during the month of August. That does show us that there is still a demand in the Bellefonte School District. The average list price for closed sales in August was $186,767 while the average closed price was $184,444 representing an average list to sale ratio of 98.7%. The average days on market for these closed sales was 66 days on market after removing an outlier with over 600 days on market.
