Why pay for a home inspection if you aren't going to read it?

Top 5 reasons to read your home inspection:

 

5.   To get to know the house you are purchasing on a greater level.  You’ll see area’s that you will maybe never look at again.  Crawl space, attic and roof are great examples of these.

 

4.  You will have a better insight into the systems of your home.  How large is your water heater, do you need to do anything to the furnace, is there a water softener you didn’t know about?  These are important items that a new homeowner should be aware of.  What type of heating does the home have? Is it as efficient as you were expecting or needing?

 

3. Just because the home was up to code when it was built, doesn’t necessarily mean it’s safe today.  How is the wiring?  The plumbing?  Are there any hidden issues you should really look into closer?

2.  Is the structure ok?  Are there more than just hairline cracks?  Should you hire a structural engineer to further your inspection?

1.  The number one reason you should read your inspection.  Because you paid for it!  Because it is education on your home you are buying.  Your Realtor is not a licensed inspector nor a contractor and you should educate yourself on what needs to be done to the home.

 

 

Real life example:  I just had a client close on their home last week among all of Colorado’s rain storms.  RIGHT THERE IN THE INSPECITON is states the flashing on the roof needs to be fixed due to potential water intrusion. I pointed it out to the husband during the inspection process and he said no worries he can fix that. 

 

Well, the wife called me yesterday; the laundry room on the MAIN LEVEL was flooded.  They have NO legal recourse since they had the inspection done, did nothing with this particular item and now they want the seller to help fix the issue.  I asked her about it and she said “I didn’t read the inspection report”.  WHY NOT?  This is your HOME.   Your investment.  Your future. 

 

Please consumers – if you are going to purchase a home, if you are going to spend hundreds of dollars to obtain a home inspection, please read it.  Don’t expect your Realtor to know what you want fixed.  It is  your duty as a home buyer to understand the home you are moving into. Colorado Real Estate contracts even point out that Realtors are not inspectors or contractors and that you will need to do your due diligence during the inspection phase.  Even more to the point, if your Realtor does point something out in the inspection – perhaps that should be a red flag as to something you should pay attention to.

 Obviously, my concern is for the new homeowners and their home and investment, but at this time, I can’t do anything to help them other then bring over some towels and a paint brush.
