Braemar Property Values:  July-August 2013 (NV Homes)

The chill in the fall air is something I can't seem to get enough of in Braemar this time of year.  It's a close rival to the early summer smell of honeysuckles.  I think I like whichever one best that I am experiencing at the moment.  So now, that's fall.

This particular Braemar Property Value Report is the first of its kind, featuring sales in the Braemar comunity of single family homes built by NV Homes.m  These are large single family homes in the community, with attached two car garages.  Like most of the other Braemar Property Value Reports, it will come out every other month.

During the last two months of summer, July and August, five NV Homes sold within Braemar.  The high sold price was $535,000.  The low sold price was $410,000.  The average of all five gives us an average market value of NV Homes in Braemar of $485,760.  Even though this is the first installment of this report, I did go back and run numbers for the months of May and June 2013, and July and August 2012.  Respectively, this means litte more than a 1% increase since the previous two months, but over a 5.5% drop in average market value since the reporting period last year.

 

If you placed your NV Home on the market, priced to current market conditions, this report indicates that you could expect it to be under contract in an average of about one month.  You could also expect a buyer to ask for an average of a little more than 1% of the sales price in closing cost help.

It is funny how in spring when the temps hit 50 then 60 we celebrate by putting the windows down, going for a drive but in fall it hits the same temps, an im putting the heated seats on in the car. I think i would love fall if winter was not right behind it.

Hey Chris Ann: I think you eat, sleep and breathe Braemar homes. What I find interesting is the seller subsidy as that is a component of an offer that I haven't seen lately on the West Coast.

Chris Ann, Those are very interesting stats for NV homes in Braemar. It shows how agents who watch and track trends really know their markets. "a little more than 1% increase since the previous two months, but over 5.5% drop in average market value since the reporting period last year."

Kathleen:  The year to year drop surprised me since most homes in Braemar are seeing year to year increases.  I haven't quite figured out what that is about.  Maybe it's that the NV homes are older, or because they were more expensive, some chose not to have finished basements which are in huge demand.  Something's up.
