I get this question from sellers and buyers a lot. I ask myself and fellow agents as well. Rather then bore readers with market facts, which I have a tendency to do, I will give more subjective insight here. If you are reading this, you are likely real estate savvy enough to know that most ideal time to market a home for sale is March-June. However, there are many advantages for putting your home on the market in the fall.
1.) Low Inventory - generally speaking, you will have a lot less competition at whatever price point you may fall into. For the homes that are below the $2,000,000 mark in New Canaan, Darien, Greenwich and Westport this is especially ideal.
2.) A longer runway for Luxury Properties - In the higher end above $3,500,000, there is a slower absorption rate and it can take 120 or more to lock down a deal.
3.) The holidays - I generally recommend taking a break during Thanksgiving and Christmas if the house has not sold. However, its also a time where buyers are looking around at their current home and thinking "where am I going to put everyone?"and "This house is too small to have a party". I have witnessed one too many clients fall in love with a home on where the Christmas tree will look perfect.
4.) Not an accountant, but if you want to get it done before year end!
5.) Movers tend to be more available and negotiable.
