 A recent article from the New York Times brings up a good point that goes along with a recent blog, "Renters vs Sellers". Many homeowners associations are trying to phase out renters, saying the tenants are "ruining their neighborhoods". There are many complaints about tenants' loud music or barking dogs,, and there is less maintenance being done on the rental homes since tenants don't want to do the work for free and homeowners don't want to spend the extra money on a rental home. Also, when there are fewer homeowners, there are less park cleanups or neighborhood watches.

On the other hand, renters help pay the mortgages for homeowners on the verge of foreclosure. Instead of having a foreclosed home rotting away and bringing down the value of homes in the neighborhood, the home is being lived in and the mortgage and association dues are being paid.

In the neighborhoods out here in Orange County we do not see huge differences with renter properties.
