I did the stats for Weber County last week.  Now time for Davis County!!

 

For this post I'll concentrate on Davis County.  The inventory is solid which means there are more good homes on the market.  For a while it seemed everything in good condition that was priced well went quickly and left the buyers slower to act with few good choices.

Current inventory is 1,594 residential properties on the market (130 of these are either under construction or to be built - which is more than Weber County).

How does the inventory relate to the current market?  First - the market has been good.  Five straight months of 400 plus units sold - county population is around 315,000 - and a median price for 2013 has ranged from $200,000 all the way up to $224,900. (the numbers here are median and not average which means half are less and half are more no matter the average).

So what does the past 30 days really look like?  

496 New Listings

300 Sold

216 Expired (not sure how many of the 496 are simply relisted expireds)

We have a total of 571 homes are "under contract" (325 in the past 30 days) which for those of you who use different vocabulary they have a sale pending.  

 

Overall the market is good.  Folks are selling and folks are buying and prices are fairly stable with a slight increase showing.  What is your house worth?
