What to Know About Tearing Down Houses in Colorado Springs

This week we closed on a property that has multiple structures on it and the inspection process was quite complicated due to the fact that a large part of the  inspection was trying to determine whether to salvage some or all of the property or to demo everything.  In this process some of what we learned maybe helpful:

1.  Get multiple bids from demolition companies.  The four that we spoke with were all helpful and were up at the property from an hour to over two hours in understanding what was there prior to getting a bid.  Be Careful and make sure to get recommendations for companies someone you know has worked with.  We heard this in the field and also from the demo company representatives themselves.  

2. In this particulars case the properties were old and had potential asbestos in them.  This required us to get an asbestos evaluation company up and they gave us a bid to come and test all the different areas of the properties that might have asbestos. Just to give you an example we had 20 plus areas to sample and our testing was over $1,400.  We were very fortunate in that the testing came back with minimal asbestos but that still has to be treated and dealt with prior to the demolition of the properties.

3. Asbestos abatement - when the Asbestos Abatement team comes in and they are hired they pull a permit for the work to be done. In El Paso County this takes 2 weeks no matter what. It is a minimum of a 2 week waiting time from when the permit is sought until it is provided for the Asbestos Abatement team to get to work.  As an FYI, in order for this job to happen the asbestos abatement company has to have water & electricity at the property in order for them to remove it properly.

4. Once the Asbestos has been removed and that has been clarified and signed off on by all parties involved then the demolition company can come in and do their job.  

Good information to know when you decide that having a demolition company come in is the right answer for you.

This such an interesting topic Kelly, and I know for very old structures asbestos can definitely be an issue. Your providing figures of how expensive the testing can be brings people into reality.

Yes, it's easy to say "tear them all down" until you start talking about asbestos, abatement, etc.

Kelly, great information when purchasing a home that will need to be torn down.  Always have to be aware of the materials used, especially asbestos.
