Finding The House 

My phone rang at 7:30am and I normally don't begin taking calls until 8:00am, but I looked to see who it was and it was a past client.  I looked at the phone unsure whether I should answer or let it go to voice mail and call her later,  but I decided to answer.  

I was glad I did!  It was referral to one of my past clients family members who are visiting from out of town and decided they wanted to purchase a home.   I know it sounds a little strange, but this is not the first time this has happened.  Actually in the Atlanta area it happens quiet often.  The caller and I chit chatted a little about market conditions and what her family members might expect as they began the home search.  I received the number for the potential buyers and gave them a call.  

I found out that they planned to purchase a home as a retirement property and financing was already in order.   I was very happy to hear this and since I did not have anything scheduled I had some time.    I found out they had a list of homes they were looking at online and they  sent the list to me so I could check status on the properties. 

After checking the MLS to see which homes where active and which homes were pending, I called the agents with homes that appeared to be available.  Out of a list of about 20 homes there were only 3 available and all others were pending.  We decided to go and take a look at those homes since they were all the same area.  

Before  I could arrive at the first home the buyers already decided that it was not the home for them just based on the community, so we agreed to meet at the second home. At the second home they liked the community, but not the floor plan at this home.   Since this was our first time meeting we talked some about there wants and needs, about  their time frame for purchase and their overall objective when purchasing.  We developed a game plan for finding the buyers their new home and set up a plan to meet the next day to view homes that fit the buyers needs and wants.

When I returned to my home office I did a search for properties for properties that would better fit the buyers desires and provided the buyers with tools that would help to eliminate homes that may not fit what they were looking for.     I was able to send the buyers a list of homes that were active and available and meet their desires so we scheduled to meet the next day.

The following day we found the house.  This was the second of the six houses I planned to show these buyers and once we walked into the house, I could tell this was the one.  We continued our planned tour for the day, but the buyers compared all other homes to the house.  

The buyers and I sat down and we were able to write and offer to be presented to the sellers on the house.  We presented a great offer that was ultimately accepted and is scheduled to close in the next couple of weeks.  

Are you look for the house for you and your family needs?  If you are looking for the house you should to hire a Realtor to assist you!  I am sure you've looked on-line and I am sure you are calling agents asking them to show you the homes you like.  STOP!  Before you do that again call someone who can assist you because they understand your wants and needs.  This will not cost you anything extra but this can save you lots of time and aggravation.
